Amazon Fulfillment Center
Hansen Architecture developed an innovative master plan for a proposed 1.5-million-square-foot Amazon Fulfillment Center within Brookfield Properties’ Tehaleh Development in Bonney Lake, Washington.
The site’s unconventional geometry presented significant challenges for accommodating a large-scale fulfillment facility, associated truck circulation, and operational infrastructure. Rather than relying on a conventional rectangular building footprint, Hansen Architecture developed an innovative “interlocking” building configuration that responds to the site's irregular shape while optimizing internal operations, circulation, and land utilization.
Beyond addressing the immediate site constraints, the concept introduces a potentially replicable approach to fulfillment center planning. By adapting large-scale distribution facilities to irregular or otherwise underutilized parcels, the interlocking design creates opportunities for Amazon to consider sites that might traditionally be overlooked or acquired at below-market land values.
The result is a master planning strategy that transforms challenging site geometry into a potential competitive advantage—improving land-use efficiency while expanding opportunities for cost-effective industrial development.
